Cyprus permanent residency through investment
Understand the Regulation 6(2) investment route, family criteria and commitments before choosing a Cyprus property.
For readers in Jordan, the Gulf, Palestine and Cyprus
Minimum qualifying investment; VAT extra where applicable
The overview
Understand the route.
Regulation 6(2) provides an expedited immigration-permit route for eligible third-country nationals. Investment, income and compliance are assessed together.
Qualifying options include first-sale homes, other real estate, an operating Cyprus company's share capital, or eligible Cyprus investment-fund units. Different conditions apply to each option.
Before you begin
What to review.
- For the residential route, invest at least €300,000 excluding VAT in up to two qualifying new homes; document the required payment before filing.
- Show traceable investment funds from abroad. The residential route requires qualifying foreign income; the spouse's income may count.
- Provide criminal-record certificates, inpatient/outpatient health insurance and suitable family accommodation.
- Spouse and children under 18 may qualify. Unmarried, financially dependent students aged 18 to 25 studying abroad use separate applications and additional income evidence.

- 04
Maintain the conditions
Keep the qualifying investment, meet residence requirements and schedule the ongoing evidence and card renewals.

Documents to discuss.
A practical starting list. Your circumstances and the current official checklist determine what is required.
- Valid passports and certified family-status documents
- Title or registered sale contract, payment receipts and bank/source-of-funds evidence
- Income evidence, such as tax returns or an independent certified accountant's certificates
- Criminal-record certificates and health-insurance evidence
- Current application forms and route-specific supporting documents
Keep the full picture
Details deserve attention.
- There is no general right to local employment. A paid director exception applies to the company invested in under this route, subject to its conditions. Shareholding and dividends do not themselves grant employment rights; unpaid directorship has separate conditions. Residence does not grant citizenship or Schengen travel rights.
- Establish residence within one year of approval if living abroad. Permanent residence abroad or a two-year absence can end the permit; disposing of the investment without a qualifying replacement can also cancel it.
- Submit annual evidence that the investment is maintained, plus health-insurance evidence for family members who are not current GeSY beneficiaries. The official clarification removes annual income resubmission; adult criminal-record certificates are due every three years. Tax residence is assessed separately.
The questions that matter
A little more clarity.
Does any €300,000 property qualify?
No. The residential option normally requires a developer's first sale. A resale home is not interchangeable with that option. Check the exact asset, payment and legal conditions before purchase.
How long does the application take?
The authority gives an approximate two-month examination period for a complete eligible file. This is an estimate, not an approval or completion guarantee. Government and professional fees are additional.
Does permanent residency lead automatically to a passport?
No. Naturalisation is a separate application with statutory residence, language and other conditions. Holding an investment permit alone does not satisfy them.
